Commercial / Multifamily New Construction / How we work

From issued set to closeout.

A coordinated package starts with an agreed document basis and clear responsibilities. Carry those decisions through each approval, release and field handoff.

  1. 01

    Review the document basis

Establish project type, location, stage and bid date. Identify the current drawing set, specifications, schedules and addenda for the requested trades.

    • Identify the issued revision and addenda
    • Name the included buildings and areas
    • Record open questions and priced assumptions
  2. 02

    Agree the scope

Separate base scope, alternates, exclusions and work by others. Confirm materials-only or materials with managed installation, plus field dependencies and proposal requirements.

    • Align quantities and package boundaries
    • Identify adjacent-trade interfaces
    • Define approval and change responsibilities
  3. 03

    Approve before procurement

Identify required submittals, samples, shop drawings and dimension checks. Confirm product availability and procurement milestones for the approved scope.

    • Assign review responsibility
    • Track decisions that affect releases
    • Verify exact systems and required evidence
  4. 04

Release by building, floor or phase

Translate the project schedule into identified work areas. Coordinate agreed deliveries and installation with access, staging, protection and area readiness.

    • Identify each release and its revision
    • Confirm receiving and storage conditions
    • Review sequence changes before release
  5. 05

    Coordinate field work and closeout

Review the agreed installed scope, document corrections and changes, and assemble the required closeout information for the project team.

    • Resolve punch items within the agreed package
    • Identify required product and care documents
    • Confirm project-specific warranty requirements

Clear responsibilities.

A clear package boundary

Each proposal identifies what is included, what is excluded and what depends on others. Multiple trades can be reviewed together while each retains a clear scope.

Written decisions before release

Selections, accepted alternates and material changes need a recorded basis. An early budget, a concept image or an invitation to bid is not a fabrication release.

Project-specific fit

Location, exact systems, installation requirements and schedule are reviewed for the individual project. Texas coverage and scope acceptance are confirmed through that review.
