Multifamily Property Management / How we work

A clear scope. A workable sequence.

Capital teams need an approvable project. Onsite teams need a sequence they can manage. Bring both into the plan before materials and field work are released.

  1. 01

    Understand the property.

Share location, buildings or units, intended improvements, occupancy and timing. Review photos, plans, condition reports and finish standards. Identify site visits, measurements or specialist review needed before a proposal can be finalized.

  2. 02

    Define and approve the work.

Separate services, quantities, selections, installation, surrounding repairs and exclusions. Identify approval authority, documentation, alternates and dependencies. Confirm scope and changes in writing before a release depends on them.

  3. 03

    Plan occupied access and phases.

Agree building or unit releases, notice and entry responsibilities, parking, lifts, storage, protected routes and work hours. Define readiness for each release alongside weather and existing-condition dependencies.

  4. 04

    Coordinate materials and installation.

Confirm selections and procurement expectations for the actual project. Release agreed work when areas are ready; keep material changes, missed access and discovered conditions visible to the designated contact.

  5. 05

    Review progress and corrections.

Use building, area or unit references to separate released work, work in progress, items awaiting decisions and corrections. Agree communication frequency and who approves changes so field questions have a clear decision path.

  6. 06

    Close out the defined scope.

Review completed areas and remaining items against the proposal. Assemble applicable product information, finish records and agreed warranty documents. Record exceptions and acceptance responsibilities; an installed quantity alone is not final acceptance.

Clear responsibilities.

A named property contact.

Identify the ownership or capital approver and onsite access contact. Work through the designated team and preserve existing account and project relationships.

Changes stay visible.

Existing buildings can reveal conditions absent from the first photo. Identify the condition, scope and timing impact, and decision required before additional work is treated as approved.

Defined responsibility.

Abel supplies materials and managed installation for agreed services. Whole-property general contracting, emergency response and automatic recurring dispatch are not implied by an inquiry.

Coverage confirmed for the project.

Share the Texas location, scope and phase expectations. Service availability, field coordination and timing are confirmed for the project rather than promised for every location or trade.
